If you're planning a backyard ADU in Temecula or elsewhere in southwest Riverside County, one of the smartest questions you can ask is simple: who actually builds it? A factory-built ADU is only as good as the factory and the specs behind it. In this post, Instant Living introduces Silvercrest, the manufacturer behind ADUs like the GS 790 in our catalog, and walks through how that model is put together, from the floor joists to the warranty.
Silvercrest has been building factory-built homes since 1969. According to the company's own history, it was founded that year by a group of retailers who wanted higher quality than they could find elsewhere, which means its first customers were also its founders. The company was founded in Corona, California, which sits in Riverside County, the same county as Temecula.
Today Silvercrest's website describes a lineup of manufactured homes, park models and accessory dwelling units, including ADUs with configurable floor plan layouts. The site carries the Champion Homes brand, and its footer copyright belongs to Champion Home Builders, Inc. Silvercrest also says that more than half of its workforce has at least 10 years of experience, and that it uses recognized brand-name components such as Whirlpool, KitchenAid, Mohawk carpet and Trex.
Building indoors means a home is framed, wired, plumbed and finished in a controlled setting before it ever reaches your yard. The clearest way to show what that looks like is with a real spec sheet. Here is how the GS 790 ADU, a 2-bedroom, 1-bath plan with 780 square feet at 20' x 39' from Silvercrest's Genesis series, is built according to its page on our site.
Structure. The floor joists and exterior wall studs are 2x6 at 16 inches on center, using kiln-dried structural lumber, with 3/4-inch OSB floor decking. Sidewalls are 8 feet, and the roof is rated for a 20-pound roof load.
Insulation and windows. Insulation is listed at R-22 in the floor, R-19 in the walls and R-33 in the ceilings. Windows are dual-glazed, Low-E, Energy Star-rated white vinyl.
Exterior and fire protection. The roof has a 4:12 pitch with Class A fire-rated architectural shingles, which carry a 30-year limited warranty. Siding is cement fiber. Ceilings use 5/8-inch fire-rated drywall.
Systems. The home has 100-amp electrical service, PEX water lines with metal shut-off valves at every fixture, a 30-gallon gas water heater and a gas downflow furnace with a digital thermostat. It is listed as "Foundation Ready" and California CARB II compliant.
Inside. Hand-finished wood cabinets have soft-close hinges. The kitchen has Corian countertops, a Moen faucet and Whirlpool appliances, including a 30-inch gas range and an 18-cubic-foot refrigerator. The bath has a 60-inch one-piece fiberglass tub and shower and an elongated low-flow toilet. There's dedicated plumbing and electrical for a washer and dryer.
Specs vary by model, so ask us for the sheet on the plan you're considering.
The GS 790 ADU's spec sheet lists the Silvershield 7-year warranty, which includes structural coverage. Deductibles apply, and claims run through Cornerstone United Insurance Company. Silvercrest's own site says every home it builds includes the Silvershield 7-Year Warranty. Ask us how it applies to the specific model you choose.
The factory builds the home. Getting it onto your lot is a project of its own, and that's where we come in. Instant Living offers a free site assessment, and we say we have the professionals to include everything in your project: permit processing, the home, the foundation, utilities, appliances and inspection. We can also provide referrals for contractors.
We call ourselves a family-first company, and our focus is keeping families together. An ADU can give an elder family member or an adult child a place of their own, with independence, privacy and safety.
Local requirements apply to every ADU project. Check with the City of Temecula, or with Riverside County if you're outside city limits, before you settle on a plan, and bring what you learn to your site assessment so we can plan around it.
When you compare factory-built ADU options, ask every seller who builds the home, where the spec sheet is, what the warranty covers, and who handles permits, foundation and utilities. Those answers tell you more than a rendering ever will.
