If you own a home in Laguna Niguel or elsewhere in Orange County and you're thinking about a backyard ADU, you'll quickly find there are many ways to get one built and many companies offering to help. Choosing who to work with matters as much as choosing the floor plan, because the company you pick shapes your timeline, your permit path and what happens on install day. This guide covers what to look for, the questions to ask, and how Instant Living approaches factory-built ADUs for Southern California families.
Before you compare companies, get familiar with your city's rules. The City of Laguna Niguel describes ADUs and junior ADUs as independent living facilities located on the same parcel as the primary unit, and says they can house extended family or tenants. The city's ADU page links to its Building an ADU guide, ADU grants and loans, and its online permit center, and lists contacts for Planning & Zoning and Building & Safety.
State law sets the baseline everywhere in California. The Department of Housing and Community Development's ADU Handbook was updated in March 2026, and HCD says a December 2025 addendum summarizes changes to state ADU law in effect on January 1, 2026. A good ADU company should already know these rules and be able to explain how they apply to your lot.
Laguna Niguel offers a Pre-Approved ADU Program. The city says residents can download the plans for free, choose from three pre-approved plan sets (studio, one-bedroom and two-bedroom), and that review is limited to the site plan and the ADU's final location.
That's one route. Another is a factory-built ADU, where the home is built indoors and delivered to your property. Factory building moves much of the construction off your lot, so there's less time with crews in your backyard. If you're weighing both, ask each company to walk you through the permit steps for its approach in your city specifically, and compare the full scope, not just the unit.
Whichever direction you lean, these questions help separate a company that will see the project through from one that only sells the unit:
Get the answers in writing. A clear scope is the best protection against surprise costs later.
ADUs get built for many reasons: rental income, a home office, or room for family. Instant Living calls itself a family-first company and focuses on helping families stay together, for example with an ADU for an older parent or an adult child that still gives everyone independence, privacy and safety. If that's your goal, look for a company that asks about who will live in the unit and designs around it, from bedroom count to accessibility.
Instant Living sells factory-built homes and ADUs and lists Orange County among the areas it serves, along with San Diego, Temecula and El Centro. Its homes are built by Silvercrest. The company offers a free site assessment and says it can bring in professionals for the whole project, including permit processing, the home, foundation, utilities, appliances and inspection. It also helps with design and can provide referrals for contractors and installation.
Instant Living's plans range from studio-size units a little over 400 square feet to homes over 1,000 square feet. One of the most-viewed models on the site is the GS 790 ADU, a 2-bedroom, 1-bath plan with 780 square feet in a 20' x 39' footprint. Pricing depends on the model and your site, so ask Instant Living for a current quote for your property.
Be cautious with any company that quotes a firm all-in price without seeing your lot, can't tell you who builds the unit, or is vague about who pulls permits. Also ask for examples of finished projects. A company that's done this before should be able to show you.
